A place with a life of its own.

The quality of a neighbourhood is felt between its buildings. It is the walk to a café, the view from a terrace, the arrival home and the people you come to know along the way. The Elite District begins with that wider picture.

The proposed community brings French-inspired residential architecture into a connected Dubai South setting. Villas, duplexes, residential towers and a retail boulevard are planned as parts of one place, with The Elite Club giving the district a social centre.

Its design language is rooted in proportion, landscape and a sense of arrival. The intention is to create an address with a recognisable character, where private life and shared experiences can sit comfortably together.

Individual entrances, terraces and intimate streetscapes give the duplex collection a distinct residential character.

The concept brings four G+20 towers around central gardens, extending the choice of homes within the district.

A members’ destination for dining, wellness, business and social life, conceived as a landmark within the community.

Boutiques, cafés, dining and events create reasons to walk, meet and spend time beyond the front door.

Pedestrian routes, gardens, water features and considered arrival points link the neighbourhood’s different parts.

The perspective

Residential life

Different homes. A coherent address.

The residential mix is intended to serve different ways of living while preserving a clear identity across the district. A family villa, a duplex and an apartment should each feel part of the same considered environment.

French-inspired façades, natural materials, balconies, private outdoor spaces and carefully framed views inform the concept. The measure of success is how these details support everyday life, as well as how the buildings look.

The public realm

The spaces between are part of the plan.

The retail boulevard is conceived as an active street rather than an isolated shopping destination. Restaurants, outdoor seating, landscaped routes and seasonal activities can make it part of a resident’s daily rhythm.

The masterplan also considers how people arrive and move through the district, with pedestrian routes, vehicle access, parking and service circulation planned together. Connections should feel natural to the person using them.

The ambition

Designed with a longer horizon.

The Elite District is a development vision centred on the relationship between architecture, hospitality and community. Its value lies in the quality of the complete place, not simply the sum of the individual buildings.

The project imagery presents the proposed architectural character. The detailed development programme, delivery sequence and final specifications will follow the project’s progress.
